Chuck Schmalzried had grown up watching and helping his father build homes for a local builder when they decided to try it on their own. Started in 1994, Schmalzried Custom Homes has built a reputation for quality construction and service. The company is the recipient of several local prestigious awards such as Single Family Home of the Year over $300,000 and the Comprehensive Exterior Merchandising Package of the Year. Chuck has personally selected each trade contractor involved in the building process and the team jointly has a commitment to provide the highest level of service to its homeowners. In October of 2000, Chuck expanded his interests to include development of residential land by forming The Hull Prairie Development Company. He purchased sixty (60) acres of land in Middleton Township and took the property through the governmental approval process. The curvilinear streets and the creation of dedicated lakes and common area, won the approval of the township trustees and the Hull Prairie Meadows subdivision was born. Having two distinct lifestyles due to offering both single family and zero lot line villa residences broadened the appeal to families and their close friends and relatives. The year 2003 gave Chuck his first commercial project opportunity when he purchased land off Roachton between Hull Prairie and Ft. Meigs. It was here he chose to build a 10000 square foot storage facility for his growing Schmalzried Custom Homes division. This property is now successfully leased to one of his trade contractors. Another development opportunity arose during a casual conversation with a Perrysburg resident when a large mowing tractor could be seen from the resident’s driveway mowing a rear field. This lead to the discovery of 20 acres of undeveloped land in the City of Perrysburg, that was subsequently divided into 30 lots and immediately purchased by one of the area’s largest builders, Forrester Wehrle Homes. In 2006, Chuck acquired another commercial development piece, where he desired to build his office headquarters. Comprising approximately 9 acres of land along the I-475/US 23 corridor, he will add approximately 80,000 square feet in multiple buildings to an existing 24,000 square foot building at Flagship Pointe. During this time, Chuck has continued to build Schmalzried Custom Homes’ reputation with the construction of over 25 villas and 40 homes. |
